TERMS AND CONDITIONS
BOOKING
We regret that we cannot guarantee to hold any dates until the deposit cheque
(£150.00 per week) and booking form is received. The full balance is
due 10 weeks prior to departure. If the booking is less than 10 weeks before
departure the full payment is payable at the time of booking, along with the
security deposit. Please, therefore, make sure the property is confirmed before
making any travel arrangements.
ARRIVAL/DEPARTURE
Unless otherwise agreed and advised to you in writing the villa will not be
available until after 4.00pm local time. The property must be vacated by 11.00am
on the day of departure. Vacating after 11.00am may incur charges equivalent
to one day’s accommodation cost.
PAYMENT AND CANCELLATIONS
Please forward the deposit payment with your booking form to secure the rental
period required. In the event of cancellation, we will gladly refund to you,
subject to the property being re-let, the equivalent sum payable by the replacement
guests.
In the event of our property being unavailable for any reason we will find
alternative comparable accommodation in the same community. However, if we
are also unable to secure an alternative property your money will be refunded
in full with our sincerest apologies.
SECURITY BOND
When making the final payment we also require a security deposit of £200
to cover any large breakages, damage to the property, or evidence of smoking
within the villa. This is fully refundable after a satisfactory status report
has been received from our management company after your departure, usually
within 2 weeks. In the event of any damage to the property which is assessed
to be in excess of the £200.00, caused by yourselves, we will look to
you for full reimbursement of the outstanding amount. The party leader agrees
to accept full liability for all loss/or damage caused by any member of their
party, during the occupation of the villa and confirms that the full cost
of repair or replacement will be met. The person that completes the booking
form must be over age 21 and staying at the villa with the other persons shown
on booking form.
KEYS & DIRECTIONS
Keys will be available at the villa’s address in a secure lock box,
from 4.00pm on the day of arrival. Security codes for the lock box and entry
gate code into Tower Lake Community will be given to you two weeks before
departure. On the day of departure, the keys must be returned to the secure
lock box. Directions from the airport to the villa will be sent to you two
weeks before departure.
PERSONAL
INJURY
As the owners we regret we cannot accept liability for injury, theft or damage
to belongings, or yourselves, howsoever caused during your stay in our villa.
It is your responsibility to ensure the home is secured at all times during
your stay, and that all doors and windows to the property are locked when
away from the villa.

At our villa there is a telephone, we have provided for your convenience FREE
CALLS WORLD WIDE.
SWIMMING
POOL
The property has a swimming pool and the owners, agents and management company
do not accept liability for injury or death, howsoever caused, as a result
of the use of the pool. Guests are specifically asked to supervise children
at all times. No diving into the pool, guests must also exercise care on wet
surfaces.
POOL
HEATING
The
gas heater is an electrical/mechanical device, as with any mechanical device
it can be subject to electrical/mechanical failure. In such an event, every
effort will be made to repair the heater. If the guest has paid for pool heat,
then we shall refund only the days you are without pool heat. We cannot refund
for anything that has not been paid for. Pool heating is also subject to weather
conditions, the colder the weather the longer the heater will take to warm
up the pool each day. If guests request pool heat to be turned on after their
arrival they must be aware that it will take time for the pool to heat up,
but payment is required from commencement. The blanket should be used to cover
the pool when not in use, especially at night to help to retain the heat.
Guests are not permitted to touch the pool heater controls, any sign of tampering
will result in the pool heat being turned off and you will forfeit your payment.
Any problems will pool heating should be reported to the management company
immediately.
HOLIDAY
INSURANCE
We strongly advise that you take out appropriate travel/holiday insurance
for the period of your stay.
SUB-LETTING
& OTHER FACTORS
The accommodation cannot be sub-let, shared or assigned. Only the persons
shown on the booking form are permitted to stay in the property (This is a
requirement of Florida State Law). The legal maximum occupancy of the villa
is 10 persons including infants – if exceeded this will result in termination
of rental agreement without refund of monies. No pets are permitted.
JURISDICTION
Signature of the booking form constitutes acceptance of a contract on these
terms subject to English Law and the exclusive jurisdiction of the English
Courts.
SMOKING
In fairness to all our guests we have a strictly no smoking policy within
the villa. If guests are found to have smoked inside the security deposit
cheque will be forfeited.

If you wish to proceed with your enquiry we will send you
a booking form and terms and conditions.
To secure
your booking we require a deposit of £150 per week, on receipt of this
deposit and the completed booking form, your booking will be confirmed.
